Amid uncertain times in the global economy, India has a reason to cheer. The CRE, i.e., commercial real estate in India, gains interest from major GCCs. Interestingly, these organizations with a gigantic presence in the international market find the country an epicentre for growth.

Here are the top office space leasing activities in India in H1, 2026.

1. Google India lease Office Space in Gurugram for Rs. 6.2 lakh sq ft

The global internet giant secures office space in Gurugram for five years, a leading daily reports. Google India Private Limited has acquired a workplace in DLF Atrium Place Tower 1, with a total rent of Rs. 671 Crore for five years.

The lease covers 6.17 lakh sq ft from the second to the sixteenth floor in the commercial building by the DLF Group. According to the reports, Google India will pay Rs. 10.55 crore (approx) as monthly rental for the same. Additionally, it has made a security deposit of Rs. 63.65 crore. Google India signs office space deal with a 15% rise in rent every three years, the report said.

Earlier in 2025, Google IT Services India renewed its lease of office space in 8.7 lakh sq ft. It is also a five-year rent agreement with a yearly rental value of Rs. 90 Crore. These offices are in Kyoto West and East Towers at Bagmane Capital Business Park in Bangalore East.

2. Airbnb acquire space in Gurugram’s DLF Cybercity

For its Global Capability Center (GCC), Airbnb acquired 46,437 lakh sq ft space in Gurugram’s DLF Cybercity. The space is leased on a five-year lease agreement, with Rs. 61.53 lakh monthly rent.

In DLF Cybercity, the company agrees to a monthly rental of Rs. 2.85 lakh with 38 car parking spaces at a cost of Rs. 7,500 per slot. Also, Airbnb will bear the additional cost of Rs. 8,500 per month for additional car parking.

GCCs, Global Capability Centers, are remote companies for distinguished use in technology, operations, analytics, finance, and support functions.

3. Disney India lease Space in Bengaluru as part of Five-Year Lease Agreement

In Bengaluru’s south-eastern area, Disney India signed a five-year leasing agreement at a total rental value of Rs. 128 Crore. For six and seven floors in RMZ Ecoworld, the organization will pay an estimated rental of Rs. 2.01 Crore.

Located on the Outer Ring Road, Disney India leased office space from Vismaya Infrastructure Private Limited. It is one of the top office space leasing activities in India in H1, 2026, with 20 car parking. A security deposit of Rs. 12.07 Crore and a 15 percent rental hike every three years remain the terms for this CRE activity.

4. In Chennai, L&T Mindtree acquire office space for Rs. 4.09 Crore Monthly Rental

In Chennai, L&T Mindtree, an IT firm, acquired office space in Larsen & Turbo IT Park on a five-year lease. The organization, established in 2022 via the amalgamation of LTI and Mindtree, is a global technology consulting and digital solutions firm. It is a subsidiary of engineering giant Larsen & Toubro (L&T).

The acquired space will be used for IT and ITeS operations and is one of the top office space leasing activities in India in H1, 2026.

5. Smartworks leases dual Office Spaces in Bengaluru

Smartworks, one of India’s largest managed office platforms, leases dual spaces in Bengaluru. One amongst which estimates to cover 2 lakh sq ft for a monthly rent of Rs. 1.94 crore (approx.) on Sarjapur main road. The deal, inked for six years, includes a basement, ground floor, four upper floors, and a terrace in 20,000 sq ft.

The rental value will increase by 10 percent every two years, and a security deposit of Rs. 9.70 crore is paid by the company.
