Mumbai real estate witnesses another deal from the electric vehicle giant. Tesla India, an Indian arm of America-based electric vehicle company leases warehouse space in Mumbai’s Kurla. The 24,000 sq. ft. warehousing space is leased for a monthly rental of Rs. 37.5 lakh from the Lodha Group. The rental value is based on the input shared by CRE Matrix, a market data analysis firm.

It is Tesla India’s fourth lease activity in India as a part of its business expansion plan.

Along with a monthly rent of approximately Rs. 153 per square foot, Tesla India has to pay a common area maintenance charge of Rs. 10 per month. Furthermore, it attracts 5 percent escalation in every financial year.

Tesla India closed the lease deal with Lodha Group in Mumbai real estate earlier in May. The company made a security deposit of Rs. 2.25 Crore for the same and the lease deed incorporates a no-rent clause for one month and 10 days. The newly leased space by Tesla India in Mumbai is likely to be the vehicle service center.

This is Tesla India's fourth major space lease acquisition in India and second in Maharashtra. Earlier, the America-based EV giant acquired space for an engineering facility in Pune. It also has a registered office in Bengaluru with a 30-seater office space in Mumbai’s Bandra-Kurla-Complex.

With the second consecutive deal in two months, Tesla India hints at its operation-ready mode in India.
