Ahead of the festive season, Noida Authority sanctions the adoption of the Model Building Regulations 2026. It eliminates the maximum FAR (Floor Area Ratio) limit for group housing on plots bordering 45-meter-wide roads.

The Uttar Pradesh State Cabinet sanctioned the Resolution on 09th October. The decision is expected to build a road for higher permissible density in the city. It will encourage more high-rise residential and mixed-use real estate development in Noida. This will be mainly in the city's growth corridors and in proximity to the Jewar International Airport.

The Jewar International Airport has now been renamed Narendra Modi International Airport. The decision was taken after the State cabinet approved the suggestion earlier this month.

Amid erasing the FAR limit, building heights will have to follow the stringent rules for fire safety and aviation clearance.

The present maximum permissible floor-area-ratio (FAR) in Noida is 3.5.

Krishna Karunesh, Noida Authority CEO, said, “The board has decided to constitute a committee, comprising officials from Noida, Greater Noida, and Yamuna Authorities, to examine the implementation of the new regulations and identify matters that require decision at the board level.”

The decision to eliminate FAR was taken at Noida Authority’s 224th board meeting. The meeting was chaired by Deepak Kumar, Uttar Pradesh Infrastructure and Industrial Development Commissioner and Noida Authority Chairman.

The board also gave a green signal to the UP Private Business Park Development Scheme, 2025. They also decided to sanction a request for proposal (RFP) to select a master developer for the proposed AI city-cum-Business Park in Noida.

The project will have features related to Artificial Intelligence, Global Capability Centers (GCCs), Information Technology and IT-enabled services (ITES), research, startups, and skill development.

The master developer will be chosen via a competitive e-bidding selection process.

Noida Authority also sanctioned a land allotment scheme spread over 86,000 square meters for institutional IT/ITeS use in Sector 147. The body also sanctioned the development of an integrated automobile complex on 12,596 sqm in Sector 105.

The project is likely to have a permissible FAQ of 4 and a maximum building height of 20 meters, along with a parking facility as per norms.

Benefits of FAR cap removal in Noida real estate

For builders

  • More saleable area on the same plot, allowing land cost to be spread across more units.

  • Greater flexibility for high-rise and mixed-use development, subject to setbacks, fire-safety norms, and aviation clearances.

  • Potential for better project economics on eligible plots along roads wider than 45 metres.

  • A common planning framework across Noida, Greater Noida, and Yamuna authorities could reduce regulatory complexity once implementation details are finalised.

For homebuyers

  • More housing supply over time could help moderate price growth in high-demand corridors.

  • A wider choice of apartments and mixed-use developments, particularly along major roads and near the airport influence zone.

  • Larger projects may offer more amenities and integrated retail, office, or community spaces.

  • Infrastructure planning, including the approved City Logistics Plan, will be important to support denser development.
