New Noida Project - Land Acquisition to begin soonNoida Authority is likely to commence the land acquisition* process soon as the first step towards the project. New Noida is an upcoming industrial township. The Noida Authority has initiated the compensation planning procedure for farmers from whom land is being acquired.
The project is officially known as the Dadri-Noida-Ghaziabad investment region (DNGIR). Also, top officials from the Authority will oversee the land acquisition process for 80 villages. These villages are part of Gautam Budh Nagar and Bulandshahar districts.
An official said, “The land acquisition will follow a hybrid model – combining direct purchase, mutual consent, and land pooling. The idea is to ensure farmer participation and transparency throughout the process.”
New Noida approximately covers an area of 20 square kilometres and is proposed for a four-phased development. In the first phase (2023-2027), a development of 3,165 hectares will take place. Following it will be the second phase (2027-2032) with 3,798 hectares development. In the third phase (2032-2037), development of 5,908 hectares will take place. In the fourth and final phase (2037-2047), an 8,230-hectare development will shape New Noida.
The compensation plan includes criteria and the rate payable to farmers. It also includes a discussion about the return of developed land to farmers.
The proposal for the same is likely to be tabled soon before the State Government. After the Government’s go-ahead, an office will be set up. It will have four lekhpals, also known as Revenue inspectors, who will be appointed there. Along with two tehsildars and naib tehsildars, respectively. All these officials will hold talks with farmers to commence the land acquisition process.

According to officials, the compensation rates will be finalized after considering various factors. It includes the proximity of villages to Noida International Airport (NIA). Also, the present circle rates and land usage adjoining Greater Noida and Bulandshahr villages will also be considered.
The officials are expected to meet soon for a discussion on the issues. Initial discussion is in process with the village heads of Jokhabad and Sanwali. These villages are in proximity to the Eastern Peripheral Expressway and the GT road.
The Authority is likely to set up offices close to these places only. Also, these locations are likely to be the starting point for the land acquisition process. The Uttar Pradesh Government sanctioned Master Plan 2041 in October 2024.
