The top eight metro cities in India logged sales of 171,471 housing units in H1, 2026. They also witnessed a 1% year-on-year sales increase from 170,201 units in the last year. Interestingly, premium properties witnessed an increase in demand.

Indian Real Estate – Residential and Office (January-June) H1, 2026 report by Knight Frank India said. In its latest report, the organization mapped Mumbai, Delhi-NCR, Bengaluru, Pune, Hyderabad, Chennai, and Kolkata.

“Premium homes now account for more than half of all residential sales, reflecting rising household incomes, evolving buyer aspirations and growing confidence in long-term homeownership. Supported by urbanisation, infrastructure investment and a stable macroeconomics environment, India’s residential sector is steadily consolidating while transitioning to the next phase of its evolution,” said Shishir Baijal, International Partner, Chairman and Managing Director, Knight Frank India.

The report further exhibits a decline in the sale of affordable homes (below Rs. 50 lakh) by 15% to 32,063 units in H1, 2026, from 37,796 units in the last year. The segment logged 19% of the overall sales in the first half of 2026. The mid-income buyers contributed to 27% of the total sales in H1, 2026.

Mumbai maintained its position as having the highest number of residential sale in H1, 2026. The high-end user demand in the mid and premium segment records sale of 47,355 housing units. India’s financial capital leads the ultra-premium housing segment with 214 housing unit sales in the Rs. 20 Crore – Rs. 50 Crore bracket.

Followed by Bengaluru with 27,968 housing unit sales, a reflection of high employment possibilities. Also, the GCC (Global Capability Centers) and sturdy technology sector strengthen housing demand in multiple price segments here.

Pune secured third position with the sale of 24,890 housing units, an impressive figure considering the development work. However, Delhi-NCR disappointed with a decline of 7% in sales on a year-on-year basis. Although, end-users here demand premium properties above Rs. 2 Crore.

While Hyderabad, Ahmedabad, Chennai, and Kolkata witnessed the YoY rise in sales by 1%, 2%, and 3%, respectively.

Premium Homes secure half of the Total Sales in H1, 2026

H1, 2026 witnessed a larger shift in demand for premium homes. Out of the total residential sales, units valued above Rs. 1 Crore account for 54% of the sales. It stood at 49% a year ago, reflecting a sharp rise in demand in highly-priced residential properties.

Despite a decline in sale, Delhi-NCR topped the chart for sale in housing inventory between Rs. 2 Crore- Rs. 20 Crore bracket. Followed by Bengaluru with the sale of 12,808 units, Mumbai with 10,651 units, and Hyderabad with 8,588 units. These units in these three cities range between Rs. 1 Crore and Rs. 2 Crore.

According to the report, residential units ranging between Rs. 1 Crore and Rs. 2 Crore account for 29% of the total sales volume in H1, 2026.
